Doggy Barn





ICF's Reddi Wall System




Insulated Concrete Foundation



This system of ICF is called the Reddi wall system. These are foam blocks with concrete and rebar in the middle of them. Stronger than the standard concrete poured walls. They fit together like legos and their are minimal tools needed to install this system. If you look closely the gray and black tubes around the footings are actually used for draining water and are used as forms for the footings. They are called Forma Drain. You could use the Forma Drain on any system. They save a lot of money and time. This foundation with two guys was built in 2-1/4 days. Could be built in one day with the right size crew.

Chocolate or Mud?




This was a huge challenge. I have been in worse though. Under that mud lies the footing to the foundation. Every day we had to pump out the sludge so we could prep and then pour concrete for the foundation. Not fun at all! After the foundation is in we will be filling in the hole with pea stone. Pea stone is 99% compacted and great for draining the water.

But seriously, everyone has a grocery list of wants.

While we were at the bidding stage I realized that the largest concern was, "Are we meeting the customers wants and needs". Now the easy part to this is the needs! Roof, water, electricity, and heat! But seriously, everyone has a grocery list of wants. It just depends on if you can afford it. So I think when you are considering building, you should always be forward with your builders. Start with the basics, then ask them to add items as options. For example

Master Bathroom Plumbing-
  • Single sink, ADA stool, 4' shower included Moen facets included
  • kitchen sink included Stainless with Moen facet
  • Washer hookup included
  • Water heater included 50 Gallon olympian
  • 2 exterior garden hose hookups included
  • Underground plumbing- included future bath & Bar
  • 3 cold line included doesn't include water softener
  • crock in basement included without pump
Standard price $5,500.00
Optional-
  • Walk-in shower $3,000.00 includes ceramic allowance
  • Garden tub $2,500.00 allowance

Above is what your estimates should look like. This gives a person an ala carte option.
